Checking In
Old Edwards Inn encompasses several acres of downtown Highlands. For your convenience, we have two lobbies where front desk agents wait to greet you warmly. Guests staying in the Historic Inn building, Satulah Suites, Spa Suites, Hickory Cottage rooms, Whiteside and Blue Valley Cottage rooms, Terrace on Main, Oak Street Terrace, or Hutchinson House check in at the Historic Inn located at 445 Main Street. Guests staying in The Lodge, Falls Cottages, and Piermont Cottage please check in at The Lodge reception area located at 450 Spring Street. All guests arriving after 11:00 p.m. should check in at the Historic Inn.

Historic Deluxe Room

Features a king-size bed, shower and heated marble bathroom floors. All historic deluxe rooms require stairs.

These cozy rooms feature a queen bed, shower, heated marble bathroom floors, and a covered balcony. Located in the Historic Inn. Some rooms may require stairs.

A Hidden Gem Right on Main Street: This luxurious three bedroom condominium—with its finely appointed baths and full modern kitchen—is located right in the heart of Highlands.

Hotel Policy

Pet and Smoking Policy
No pets are permitted on the property. Only service animals as defined under the ADA are permitted and must be under the handler's control at all times. Emotional support, therapy, comfort, or companion animals are not considered service animals under the ADA, and we do not allow these on-premises. Guests violating this policy will be charged a minimum $250 cleaning fee and asked to leave the property. There are dog-friendly rooms now available at our 200 Main property.

The resort is strictly non-smoking (and non-vaping), indoors and outdoors. Guests violating this policy in public spaces will be asked to leave the property. Should it be determined that smoking has taken place in a guestroom, the hotel will charge a $250 cleaning fee, placed on the guest folio at the time of discovery, either before or after check-out.

Noise Policy
To support a peaceful, sleep-friendly environment for guests, all properties of Old Edwards maintain a zero-tolerance noise policy. If there is a noise complaint from another guest, you will be issued a warning. If there is a second noise complaint, you will be evicted from the premises without a refund.

Cancellation Policy
Cancellations made prior to 4 pm 14 days from arrival date will result in a full refund. Cancellations made within 14 days of arrival date will result in forfeiture of one night's deposit. Early departures will be charged the full amount of the reserved stay. Changes in the dates of stay are considered a cancellation of the original reservation and are treated as such. This cancellation policy does not apply to Old Edwards Guest Residences or group bookings. To cancel a reservation, please call 866-526-8008.
